Tutu Park mall is conveniently located on Route 38 within 3 miles of 80% of the Islands population and cruise ship dock area. Specifically, it is at the crossroads of the islands major road junctions. Its central location on the island makes it very accessible to locals and tourists alike.
Tutu Park Mall first opened its doors to a welcoming public on June 3, 1993. It was the first fully enclosed air-conditioned shopping mall in the U.S. Virgin Islands and remains the only one of its kind on St. Thomas.
Tutu Park Mall is situated on 27 acres of land. The Total development encompasses approximately 450,000 sq. ft. with a proposed Phase II and additional 250,000 square feet.
Kmart anchors the mall on the east entrance, which encompasses 106,000 square feet. Kmart has been consistently ranked in the top three out of 30 regional stores.
On the west entrance Plaza Extra Foods, the largest grocery store in St. Thomas at 60,000 sq. ft., anchors the Mall. After tailoring its inventory to fit St. Thomas food profiles, Plaza Extra has been exceeding its projections year after year.
In addition to its anchor tenants and its central location, Tutu Park Mall features1,600 parking spaces, which are configured to stateside standards. This is the largest parking area for shopping on island.
Current Mall business hours were designed to accommodate local shopping trends. The mall hours are Monday thru Thursday, 10am to 7pm, Friday and Saturday 10 to 9pm, and Sunday Noon to 5pm. Even though the mall hours differ slightly from the malls in the States, it translates to lower overhead costs and higher profits for our tenants.
With this being the most visited area on island, transportation is facilitated via VITRAN and safari bus service. For patrons who have their own transportation, 1,600 accessible and convenient parking spaces are offered.
Mall's center court has hosted art shows, concerts, agricultural exhibits, dance recitals, health expos, and children's film festivals. The space is donated to non- profit groups who request it. In addition to bringing unification to the community, special events entice individuals to visit and shop with Mall tenants.
Tutu Park Mall has a diverse mix of tenants, a goal management has worked hard on maintaining. The mix consists of nationally and locally owned stores. This formula is an important factor in making the Mall appealing to both locals and tourists. Locals are enticed by the products national stores bring from the mainland and tourists enjoy the Caribbean flavor local store owners add to the shopping experience. Some of the national tenants include Footlocker, Radioshack, Pearle Vision, Vitamin World, and Domino's Pizza. Local tenants include, Kim's Boutique, Asfour, Perfume World, VI Bridal and Tuxedo, Krystal Gifts Galore, and Subway.
The sales per square foot of our national tenants are up to par or exceeding national sales figures. Leading Mall sales are CHAMPS, Footlocker, and Kids Footlocker.
Out parcel tenants also play and important part in ensuring the success of Tutu Park Mall. Essentially, what has been created in the Tutu Park Mall area is a convenient and accessible one-stop shopping district. The outparcel tenants include Western Auto (22,000 sq. ft.), Merchant Bank (12,000 sq. ft.), Office Max (23,000 sq. ft.) Innovative Telephone and Cable Corporation (44,000 sq. ft.) and McDonald's (55,000 sq. ft.)
"Locals", individuals that have resided in St. Thomas or St. John at least six months, make up a majority of Tutu Park Mall's clientele. All necessities, whether personal or business purposes, are found here. Clothes, shoes, accessories, home furnishings, banks, restaurants, groceries, and businesses supplies can be acquired at Tutu Park Mall.
Our clientele also includes cruise ship and tourists. Tourists frequent Tutu Park Mall to shop for those necessities from "home" they are in need of and to purchase the infamous Virgin Islands duty free liquor. They also have the opportunity to buy authentic Caribbean Souvenirs.
In addition to catering to locals and tourists, the Mall has cultivated great customer relations with the British Virgin Islands neighbors. Residents from Tortola, Jost Van Dyke, and Virgin Gorda take a ferry over to the east end of St. Thomas and then a 5 minute car ride to Tutu Park Mall. To many of them, the Mall remains a novelty and so they spend the day shopping for products they could not otherwise find on their island.
The Mall also acts as a wholesale distribution center to shoppers buying quantity for shipment down Island where there are no similar shopping facilities. These islands include Anquilla, St. Kitts, Nevis, St. Lucia, Antigua, and St. Maarten.
In the past decade, the Tutu area of St. Thomas, has experienced a boom in commercial development, making it the most accessible area on the island to conduct business and personal tasks. Businesses that are in the area not only benefit from the high number of visitors that the central location brings but also from the convenience of having other business resources within close proximity.
One such resource and important land mark is St. Thomas' only fully enclosed shopping center, Tutu Park Mall. The 450,000 sq. ft. property offers Big Kmart, Kmart Pharmacy, Plaza Extra Supermarket, U.S. Post Office, Food Court and East End Family Medical Center.
A valuable resource is that of Innovative Communications Corporate Offices to the Tutu area. Innovative telephone and cable provider for the U.S. Virgin Islands. Their offices are now adjacent to the mall meaning that their 150 employees are patrons of Tutu Park Mall. Many people choose to do business with Innovative in person; consequently the Tutu area has experienced an increase in the number of visitors to the area.
